    National Report: This unique event brings together industry leaders and experts to highlight national, regional, and local trends in real estate. Malcolm Williamson, Senior Manager at PwC, will provide an overview of the 47th annual Emerging Trends in Real Estate Report. After the keynote speaker, local and regional experts will discuss these findings and how East Tennessee’s markets will respond.

    Local Relevance: From waterfront to industrial to sports, real estate and land use professionals are driving transformational projects across the region. The panel will feature speakers working on the large, urban projects that will determine East Tennessee’s built environment over the next twenty years and beyond. These projects have long-ranging effects, making the region healthier, more resilient, more economically robust, and a better place to live, work, and play. Speakers will highlight different parts of East Tennessee, different sectors in the market, and different types of development. Attendees will hear about the firms, projects, and players in Chattanooga and Knoxville and beyond

    Malcolm Williamson

    Malcolm Williamson is a Senior Manager in the Chicago office of PricewaterhouseCoopers and is part of the Financial Markets Practice. Malcolm started with PricewaterhouseCoopers as a senior associate in 2016 and is primarily focused on real estate valuation and consulting for institutional owners/operators of real estate. Malcolm has been valuing commercial real estate and advising clients worldwide on real estate issues for more than 20 years. Prior to joining PwC, Malcolm was an independent fee appraiser. Malcolm's appraisals and consultations have been utilized for financial purposes (such as purchase price allocations, goodwill impairment studies, fresh start accounting, tax reporting, property and estate tax), financing, litigation support, and insurable value studies. Malcolm’s clients include REITs, insurance companies, banks, pension funds and pension fund advisors, Fortune 1000 corporations, real estate operating companies, law firms and other investors. Prior valuation and consulting assignments have included all types of commercial property spanning industries in the local, national and international markets. Malcolm Williamson is a graduate of the University of Illinois, majoring in Finance and Economics. He is a Candidate for Designation with the Appraisal Institute and is a state certified general appraiser in several states.

    Kelly Fitzgerald

    Second Story Real Estate

    Kelly Fitzgerald is Senior Vice President of Brokerage for SVN | Second Story Real Estate Management, leading the Chattanooga office with a specialized focus on retail real estate across the Southeast. She advises institutional and private investors on site selection, leasing strategies, dispositions, and acquisitions, having completed more than $160 million in transactions since 2020. Her background in construction and architecture provides sophisticated deal structuring capabilities and comprehensive project oversight from concept through execution. As a principal investor, Kelly owns Society of Work, Chattanooga's first coworking space, and is active in commercial real estate investment. Her passion is the investment and growth of downtown Chattanooga, where she has made significant impact through her daily work at SVN while also working to build investment in the urban core. She serves on the boards of the Downtown Chattanooga Alliance and Chattanooga Design Studio, having chaired both organizations, bringing strategic insight to urban development and placemaking initiatives that drive market value and investment opportunity. Kelly earned and a Bachelors of Science in Architecture and Interior Architecture from Auburn University. She enjoys travelling and spending time with her husband Paul and their 2 children, Rowan and Cora.

    Emily Mack

    President & CEO, River City Company

    Emily Mack is President/CEO of River City Company, a 501c3 non-profit organization that ensures downtown Chattanooga, TN, thrives as the economic, social, and cultural center of the region. Her organization played a leading role in Chattanooga’s renaissance in the 1990s and 2000s and has spurred downtown redevelopment for almost four decades. Since 2020, Emily has elevated River City Company – and through it, downtown Chattanooga – with a focus on world-class urban planning, long-term economic development, large event programming, and greenspace investment. Emily and her staff work closely with leaders from Chattanooga’s civic, philanthropic, private, and non-profit sectors to collectively build their city’s future. Emily previously served the City of Indianapolis as Director of the Department of Metropolitan Development (DMD), overseeing the city’s planning, economic development, community investments, land banking, and large-scale redevelopment projects. She is an active board member of the Chattanooga Tourism Company, the Chattanooga Area Chamber of Commerce, the Girl Scout Council of the Southern Appalachians, and Preserve Chattanooga. Emily is also a proud member of the Chamber’s Public Policy Committee, Chattanooga Downtown Rotary, the International Downtown Association, the Urban Land Institute, and the Chancellor’s Advisory Committee for the University of Tennessee Chattanooga. Away from the office, Emily and her husband, Brian, enjoy spending time with family, friends, and Dixie, their adorable rescued basset hound.

    Ben Bentley

    CEO, KCDC

    Ben has served as the Chief Executive Officer of Knoxville's Community Development Corporation (KCDC), the housing and redevelopment agency for the City of Knoxville, since 2017. In that time, KCDC has invested over a half billion dollars in the preservation and new construction of affordable and mixed income housing at existing sites like First Creek at Austin and Transforming Western; joint ventured with private sector partners to invest an additional $300 Million in the construction of new housing across Knox County; and partnered with the City of Knoxville’s Urban Design and Development Team, to leverage publicly owned land, public incentives and infrastructure investments toward the creation of outstanding, integrated public and private spaces at Covenant Health Park, St. Mary’s Historic Hospital, The McClung Warehouses, and The South Waterfront Redevelopment Area.

    Nathan Honeycutt

    Principal , MHM Architecture

    Nathan Honeycutt is a Principal at McCarty Holsaple McCarty (MHM) and a City Council Elect for the City of Knoxville. With more than two decades of experience, he has led transformative projects across East Tennessee, including The Tennessean Hotel, Maker’s Exchange, and the Ijams Nature Center Master Plan. His work reflects a commitment to community-driven design, sustainability, and the revitalization of key civic and cultural assets. Nathan’s portfolio spans hospitality, mixed-use development, public infrastructure, and environmental planning. He has played a key role in the modernization and renovation efforts at McGhee Tyson Airport and has contributed to the creation of more than 3,000 mixed-income housing units across the region—ensuring access to quality homes for working families and underserved residents. A dedicated civic advocate, Nathan and his wife, Amy, actively support organizations such as the East Tennessee Community Design Center, Knox Heritage, the East Tennessee History Center, and the American Heart Association. In addition to his architectural and civic endeavors, Nathan serves as President of a development company dedicated to historic preservation and sustainable redevelopment. His current project—the historic Sanitary Laundry Building—aims to achieve LEED, WELL, and Net Zero certifications while serving as the new headquarters for MHM. Through his work in architecture, development, and public service, Nathan is committed to strengthening Knoxville’s neighborhoods, expanding equitable access to opportunity, and supporting the city’s long-term, sustainable growth.

    Andrew Stone

    Managing Partner, Black Creek Chattanooga

    Andy Stone is a Partner at Perimeter Properties, a family-owned real estate development firm that is leading the redevelopment of 130 acres of brownfield in downtown Chattanooga, TN. Andy leads Perimeter’s engagement with construction contractors, the project’s world-class master developer, a local sports franchise, and local and state municipalities to repurpose a former foundry into a multi-purpose stadium surrounded by new commercial assets. Phase I of this project is expected to attract over $300 million in new investment. Andy also serves as President of Black Creek Chattanooga, an award-winning master-planned community and golf club now in its 25th year. In addition to ensuring the community’s amenities, including its restaurant, bars, pools, hiking and biking trails, and the golf course remain best-in-class, Andy leads a team of talented professionals who are helping Black Creek double in size within the next few years with its new scenic neighborhoods atop Aetna Mountain. A native of upstate New York, Andy earned degrees in Civil and Geotechnical Engineering from Vanderbilt and Cornell Universities. His background in engineering, combined with a deep appreciation for the outdoors, has positioned him as a leader in sustainable community growth. Since moving to Chattanooga in 2019, he has been committed to balancing economic development with environmental stewardship. Andy is an active board member of the Chattanooga Zoo, the Tennessee State Parks Conservancy, and other organizations focused on conservation and community development. He is also a proud member of the Urban Land Institute and the National Society of Professional Engineers. Away from the office, Andy enjoys time with his wife, Kate, and their two children, Jasper and Genevieve. Somehow, Andy can still find time to mountain bike, fly fish, and ski.
